Will Writing

Conveyancing Solicitors

Once your mortgage is arranged, we can appoint a conveyancing solicitor to take care of all the legal aspects of the home buying process. We have strong relationships with our partnered solicitors, who will be on hand to take care of all the details. Your solicitor will carry out the following on your behalf:
  • Obtain and review property title deeds (evidence of ownership), checking to make sure there are no unfavourable planning conditions or conditions of ownership (e.g. an intrusive right of way) affecting the property.
  • Make sure the seller has all the correct planning permission and completion certificates for any alterations or extensions to the property.
  • Check that there are no local developments planned (e.g. road-widening schemes), which could affect the value of the property, and that the street, pavement, and drains are public and maintained by the local authority. 
  • Negotiate and agree with the seller’s conveyancer a draft contract setting out the terms of purchase. 
  • Register (or record) with the Land Registry the change of title to the property, and the mortgage deed (loan agreement) in favour of the lender.
